Through proactive management and leasing, Fausset Neely Capital stabilized the three buildings above market occupancy and positioned them for sale.

Westchase III

Upside Through Raising Market Rents and Lease-up
168,000 SF Office Building – Houston, TX

Fausset Neely Capital purchased the distressed property with seller financing and added over 25% occupancy in fourteen months. After increasing rents and occupancy, Fausset Neely Capital refinanced the property with attractive fixed-rate debt and sold Westchase III at nearly four times the acquisition price within twenty-seven months.

Fountainhead

Lease Buyout/ Upgrade Credit
Fountainhead Business Park I &II, 171,000 SF – San Antonio, TX

Acquired in 2017 with a vacant paying rent, for profit college representing thirty percent of the project’s rentable area, Fausset Neely Capital negotiated an early termination fee from the college and backfilled their space with a new 60,000 SF high profile, investment grade credit tenant in Building I. In addition, Fausset Neely Capital negotiated an early renewal from an existing 60,000 SF investment grade credit tenant in Building II, securing long-term cash flow for the property and positioning it for sale.

6900 & 6920 K Ave

Lease Restructure and Expansion Build-to-Suit
80,000 SF Office Building and 50,000 SF Expansion – Plano, TX

Originally purchased as an 80,000 SF building with excess land in 2015, Fausset Neely Capital developed a 50,000 SF R&D expansion building on the excess land for the public defense contractor tenant that was delivered in January 2020. Both the original building and the expansion building leases were restricted to a fifteen year term with a tenant option for a third building.

Point West Business Campus

From Raw Land to Master-Planned Business Campus
166 acres – Amarillo, TX

Working with the City of Amarillo and the adjacent Herrington Regional Medical Center, Fausset Neely Capital developed a 166-acre Business Campus to establish and attract medical, biotech and related businesses in the Texas Panhandle. Some of the featured businesses in Point West Business Campus include: Blue Cross Blue Shield of Texas, Atmos Energy, Encompass Healthcare, Coffee Memorial Blood Center, Amarillo Cardiology Group, and Texas Oncology Amarillo Cancer Center. To date Fausset Neely Capital has sold approximately 119 acres.
